ORPHEUS ROCKS – is a new complex with unique architecture typical of the Rhodopes, with perfect infrastructure and excellent location. At the foot of the southern slope of Snezhanka Peak in the ski-resort of Pamporovo, near one of the most beautiful Lakes of Smolyan.

Pamporovo is the most southern ski-resort of Bulgaria and sharp changes in the weather are not typical of it. The climate is temperate and the sunny days are about 270 a year. Snowfalls are profound, the snow cover is between 140 – 170 cm about 150 days during the winter season. The ski-runs are about 40 cm long and are suitable for beginners and advanced skiers. The ski facilities have capacity of 8500 people per hour.

The Lakes of Smolyan are among those places in the world with the biggest negative air ionization, with high parameters in the UV spectrum; the air has low microbe number and high phytoncide density. It has been scientifically proved that in the region of the Lakes of Smolyan the body recovers faster. The air has unique healing properties and helps people with health problem, as well as healthy people. The Rhodope is the mountain of the centenarians. The favorable effect is gained by crossing the breeze from the Aegean sea with the mountain breeze, and the mountain stops the air draughts and masses and preserves the air in the locality.

    Price for 1 sq.m. – 1400 EUR without VAT
    There is also an option for payment on installments:

  • 2000 EUR deposit
  • 30% - at signing the preliminary contract;
  • 30% - at level 2.80м.(first slate), for the houses;
  • 30% - at completion of the roof structure and issuing of Act 15;
  • 10% - at the receipt of the Title Deed;

  • 5% discount at 100% advance payment;

    Maintenance and exploitation of the building

    This service is performed by the investor.
    Each owner of an apartment shall be offered a contract. The annual maintenance fee is 9.6 EUR/sq.m. (including VAT). The price includes the following services:
  • Annual maintenance of the shared parts and facilities;
  • Cleaning of the snow;
  • Maintenance, cleaning and heating of the shared parts;
  • Regular repair works resulting from proper normal use of the property.

    Rental management

    The investor shall cooperate for the provision of tenants for the apartments. The complex will be advertised in several partner companies of the investor as well as by local and international tour agencies.

    There is an option for purchasing an underground garage; priority is given to the owners of the houses.
